And if these numbers aren’t alarming enough, note that they are still skewed somewhat high, since some of these “active” listings actually already have accepted offers, but have not yet had their MLS status changed to “under agreement” because the seller requested to keep the status active until some contingency has been met (generally the signing of the Purchase & Sale agreement).
